The reason of why somebody might choose to sell their property can range from financial burden, separation/divorce, very high debts, or a number of other events that can prompt a move such as this. In certain scenarios, home owners would choose to sell their homes to avoid foreclosure. FSBO or ‘For Sale by Owner’ is a term that is used when a property is put up for sale directly through the owner of the property, with no involvement of any intermediary.

While employing the services of a real estate agent/realtor is fairly common place these days, there are an increasing number of home owners who are opting to sell their homes on their own. This has only become easier with the large number of websites that cater especially to ‘For Sale by Owner’ posts. The recent past has seen a considerable growth in the percentage of homes selling through ‘For Sale by Owner’ websites. Close to three fourths of prospective home buyers begin their search for a new home on these websites in an aim to avoid dealing with real estate professionals.

By choosing to sell your home on your own, without the assistance of a real estate agent/realtor, you would end up saving a considerable amount of money in the form of the commission that you would need to give them. These savings can also give you extra room to negotiate with prospective buyers. One of the disadvantages that this scenario faces is that some buyers are of the opinion that homes sold directly by the home owners are overpriced because of the home owners’ ignorance of the existing market trend. However, this notion is fast being dispelled due to the awareness that is being created around the advantages of buying and selling homes without the involvement of real estate mediators.

Also, the whole selling process can also be considerably faster through this mode of selling. This is because, while a buyer might not have a problem with your asking price, he/she might not wish to pay the extra 5% as the agent’s commission. With the agent out of the picture, the price of the property would appeal to an increased number of prospective buyers. Also, in dealing with real estate agents/realtors, many offers from buyers are low keeping in mind the commission involved.

Besides, you do not need to worry about the real estate agent not putting in enough effort, as you would be putting in the efforts yourself. Also, since you would be in control of your schedule, you can avoid the stress in having to keep up with the schedule of different agents trying to find buyers or sellers. Therefore, whether you intend to buy or sell a home, FSBO is definitely the way to go.
