Once you’ve decided that you wish to buy some real estate, it is imperative that you make a shortlist of properties that fit your bill. Once you have this shortlist in place, one of the most important things that can help you in making a decision, is to get every property on your shortlist appraised through a certified professional. An appraisal within the real estate sector is conducted by a professional appraiser from the same field.


An appraisal is important when it comes to buying real estate because of the fact that no two real estate properties can be the same. Even if the exterior of two properties look the same, the need for an appraisal still exists, because while one property might have been maintained well, the other could be exposed to some form of neglect. Since there is no pricing mechanism devised by the real estate sector, getting an appraisal done through an expert is the best way to find the value of any real estate property.


If you intend to buy a property through the means of a loan/mortgage, your lender would require that you get the property in question appraised, because every lender would want to know the actual worth of the property and if would it would sell for the amount of the sanctioned loan. A lender can also choose to get the property appraised on its own.


Appraisal reports are usually very detailed in nature and incorporate details pertaining to the property besides making comparisons with similarly placed properties. The report would also normally have an estimate of the overall real estate trend in the neighborhood in question besides the property’s average sale time. In addition, the appraisal report would also include details about any significant flaws such as structural damage or a damaged foundation.


While a large number of the times appraisals indicate that the homes in question are worth the asking price, there are also instances wherein the appraisal could indicate that the property in question is not worth the asking price. In cases such as these, buyers can either choose to negotiate with the sellers to reach a price that is within the price mentioned in the appraisal or let go of the deal.


It is for this very reason that an appraisal is called for irrespective of whether you are getting a loan for buying the property or not. Even when you intend to buy a property without financing through a lender, an appraisal through a reputed appraiser would give you a clear picture of the true worth of the property in question. Do not shy from spending some extra money in employing the services of a good appraiser, as this could very well make or break a deal.
